Buyer Checklist
If you have decided to shop New Construction for your new home, please give me a call. While there is no where near the risk to buying a new construction home compared to a "FSBO" home, you can miss out on specials and the expertise of myself and my team at Century 21 1st Class.
There are still many areas where a Realtor can give you a more objective opinion, especially when you start putting the options on. As with a "FSBO" transaction, my representation for you is paid by the seller and there is no cost to you!
If you choose to go it alone, here is a checklist with a few questions you should be prepared to answer. I would normally be the one to take care of these items for you. Remember when you meet the builders or their realtors, be sure to give them my card. This may make you eligiable for additional savings.
1. Are you aware of the selling prices for similar model homes by the
builder in nearby areas.
2. Do you have an outside opinion of the builder's reputation? Does the builder follow up with repairs after the closing?
3. Should you have a home inspection even though your home is new construction?
4. Can you trust the builder's realtor to look out for your best interests?
5. If you use the builder's mortgage company, are they giving you competitive pricing?
6. How much down payment is customary and can you get it back if the builder has financial problems?
7. If you change your mind about buying the home, do you lose all of your down payment?
8. Do you need a lawyer with new home construction?
9. Despite the cost of options, do you know which options enhance the value of a home and which have no effect on its value?
10. A year after you move in, if the roof begins to leak. What are your remedies?
11. If you are pre-approved by a mortgage company of your own choice, do you have to use the mortgage company the builder has?
12. Do you have the expertise to handle any problems that may arise at the final walk through or at the closing?
13. What is the best and safest way to buy a new construction home?
